Why the market
has not moved.

The affordable housing market is caught in a set of interlocking constraints. Breaking one without the others accomplishes nothing. The system has to move together — or not at all.

No assured sell-out.

Homebuyers cannot purchase without long-term, affordable mortgages. Without guaranteed demand, builders cannot justify the investment. The cycle cannot begin.

Fragmented rental market.

The rental option remains a fragmented mom-and-pop business. There are no institutional landlords offering reliable, affordable tenancies at volume.

Builders will not build without reliable short- and long-term finance. Traditional lending is short-tenure, high-rate, and structurally unsuited to residential development at scale.
